Start with the project
A bid deadline and a turnover date need different conversations.
Commercial post construction cleaning removes agreed construction dust, residue and debris from areas being prepared for their next use. A useful proposal goes further: it identifies which surfaces are ready, how many visits are needed and what remains outside the cleaning scope.
Pricing an upcoming project?
Share the bid deadline, plans or scope available, approximate area and anticipated cleaning phases. Mark quantities and dates that are still preliminary.
Preparing to schedule the work?
Share the site address, areas ready for release, remaining trade activity and target handoff date. Flag access restrictions and any planned return visits.
You do not need every answer to make first contact. Start with the project location, facility type, current phase and the date that matters.
Follow the build
Cleaning planned around your construction phases.
Some projects need one final clean. Others need separate visits as floors, wings or tenant spaces become available. Use these phases to define the work rather than assume every visit includes everything.
Rough clean
Agreed debris collection and initial dust removal in accessible areas. Establish what goes into the GC’s containers and what requires a separate disposal arrangement.
Detail clean
Attention to completed surfaces such as ledges, trim, fixtures, doors and interior glass. Identify residue and sensitive finishes before selecting the method.
Final turnover clean
Cleaning of agreed finished spaces before the scheduled walkthrough or owner handoff. Include floors, restrooms, entries and common areas identified in the proposal.
Post trade touch up
A defined return visit for dust, footprints or other residue from later activity. Agree on timing, areas and the difference between included touch up and additional work.
Know what the proposal covers
A clear scope makes the bid more useful.
Commercial construction cleanup should identify rooms, surfaces, conditions and responsibilities. These categories help separate the core cleaning work from items that need further assessment.
Define in the core scope
- Accessible dust, residue and agreed debris.
- Interior glass, fixtures and finished surfaces.
- Floors, restrooms, lobbies and common areas.
Assess separately
- High access work, lifts and exterior cleaning.
- Floor restoration, coatings or specialist treatments.
- Bulk hauling and additional cleaning visits.
Not implied by cleaning
- Demolition or hazardous-material remediation.
- Mechanical commissioning, duct cleaning or repairs.
- Occupancy approval or correction of trade defects.
One detail worth settling early: collecting debris into on-site containers is not the same as hauling it away. Identify the disposal route, container access and responsible party before pricing the work.
Protect the finished work
The cleaning method should fit the surface.
Stone, coated floors, architectural glass, metal and millwork need different care. Share finish schedules and manufacturer instructions, and flag adhesive, paint residue or pre-existing damage during the scope review.
Identify suitable methods, any test areas and the time needed before a surface returns to use. Dust collection should suit the task and site controls, rather than move residue into an already completed area.
For work beyond routine final cleaning, review the separate commercial floor care options.
Before the owner walkthrough
Plan the handoff, not just the cleaning date.
- Release the areas. Identify remaining trades, utility access, restricted rooms and surfaces not yet ready for cleaning.
- Agree on the review. Specify who accepts completed work, the records required and how inaccessible areas or outstanding items are reported.
- Define return visits. Distinguish correction of missed cleaning from new work created after painters, installers or other trades return.
Share your site orientation, access, safety and vendor documentation requirements during the proposal review. Cleaning does not replace construction inspections or occupancy approval.
Commercial project teams
New construction, renovations and tenant turnover.
Bring the facility type into the scope discussion, whether the project involves offices, commercial tenant buildouts, warehouses, manufacturing space, educational buildings, hospitality, retail or medical construction.
For healthcare, laboratories, data centers and other controlled environments, distinguish building cleaning from any clinical, technical or specialist work. Requirements are reviewed for the actual space, not inferred from the project label.

- Facility type and approximate cleanable area.
- Current phase and requested cleaning.
- Bid deadline or target turnover date.
Add details when available
- Plans, finish schedules or scope documents.
- Access windows, utilities and remaining trades.
- Debris handling and any special access needs.
- Inspection, vendor and documentation requirements.

Answers before you request pricing
Commercial construction cleaning questions.
What does commercial post construction cleaning include?
The scope can include construction dust and residue removal, accessible surfaces, interior glass, fixtures, floors, restrooms and common areas released for cleaning. The proposal should identify the rooms, surfaces, cleaning phases, access conditions and exclusions. Bulk hauling, high access work and specialist treatments need separate review.
What is the difference between rough, final and touch up cleaning?
Rough cleaning addresses agreed debris and initial dust while the project is progressing. Detail and final cleaning focus on completed surfaces and areas approaching handoff. Touch up cleaning addresses new dust, footprints or residue after later activity. The number of visits and the work in each phase belong in the proposal.
When should a general contractor schedule the final clean?
Discuss the cleaning scope while planning the turnover sequence, before committing the final cleaning dates. Confirm when dust producing work will finish, which areas will be released and whether the trades need to return. The cleaning window should allow time for the agreed work and completion review.
Can cleaning take place around active trades?
Some areas may be cleaned in phases while other work continues. Access, dust migration, utilities, product use and separation from active work determine what is suitable. Agree on area release and responsibility for any cleaning needed after trades return. Not every task can be completed during active construction.
Does Cleanstar review commercial projects throughout Georgia?
Yes. Share the Georgia project address, facility type, scope and required dates so Cleanstar can review serviceability. The published footprint includes Metro Atlanta, Athens and surrounding Georgia corridors. Availability outside those areas, mobilization and phased return visits must be confirmed for the individual project.
What affects the price of post construction cleaning?
Cleanable area is only one input. Construction residue, finishes, glass, access height, debris handling, utilities, travel, working hours, number of visits and the turnover schedule also shape the scope. Provide the details available now and identify what is still provisional; a universal price per square foot would not describe every project accurately.
Can we request bid pricing before the project is ready for a walkthrough?
Yes. Start with the project location, facility type, approximate area, bid deadline and anticipated cleaning phases. Note which quantities or dates are preliminary. Use the existing quote form to request proposal review and to tell the team that drawings or a scope document are available.
How can we provide an RFP, plans or a project scope?
Use the proposal request form to describe the project and mention the documents available. Ask the team to confirm the appropriate submission method before sending files. Do not include access codes, credentials or sensitive building plans in the public form message.
Are floor restoration, high access work and debris hauling included?
Not automatically. List each requested service so it can be assessed and priced. Identify who provides lifts, who controls access and whether debris stays in on-site containers or leaves the property. Mechanical commissioning, repairs, demolition and hazardous-material remediation are not implied by a construction cleaning scope.
